Mortgage Fee Savings
Eligible borrowers may receive waivers or reductions of specified lender fees through participating lenders. Your lender will identify the covered fees and product qualifications. Other fees, third-party charges, prepaids, and closing costs may apply. Compare the interest rate, APR, and total loan costs; a fee waiver does not establish that a loan has the lowest overall cost.
Real Estate Commission Rebates and Closing Credits
Participating real estate brokerages may offer a commission rebate or credit toward allowable closing costs. The brokerage establishes the amount and conditions in its written agreement and provides the benefit. Availability depends on applicable state law, transaction requirements, lender approval where required, and proper disclosure. AHHL does not pay or receive a portion of the consumer’s rebate.
Down Payment Assistance and Grant Opportunities
We help eligible buyers explore assistance programs available through participating providers, including opportunities for first-time homebuyers. Assistance may support a down payment or eligible closing costs. Income, location, purchase price, occupancy, loan type, education, and other requirements vary by program.
Some assistance is a grant; other assistance is a forgivable, deferred-payment, or repayable loan. Repayment or recapture conditions may apply. Programs may be available independently of Hero Advantage+™. The administering provider determines approval and funding availability and explains the requirements in writing.
Credit Education and Guidance
Participating providers may offer credit assessments, education, or guidance to help you understand your credit profile and mortgage readiness. Ask the provider about the scope of service and any costs. Credit score increases, removal of accurate credit information, and mortgage approval are not guaranteed.
Property Protection Benefits
Eligible participants may have access to property protection services through participating providers. Review the provider’s written terms for the specific protection, coverage limits, exclusions, duration, claims requirements, and initial or renewal costs. AHHL does not issue coverage or administer claims.
Appraisal Assurance
A participating lender’s appraisal protection program may be available for eligible transactions. The lender must confirm approval and explain the limits, exclusions, costs, and treatment of a qualifying appraisal shortfall. Participation does not guarantee a property’s value or coverage for every shortfall.
All-Cash Financing
Participating lender programs may help qualified buyers make offers supported by an all-cash purchase structure. These programs require approval and may involve fees, deposits, purchase arrangements, deadlines, and other conditions. The participating provider explains the structure and obligations. Mortgage loans are originated, closed, and funded by the participating lender.
Buy Before You Sell
Participating providers may offer options that help qualified homeowners purchase their next home before selling their current home. Eligibility may depend on equity, income, reserves, and property requirements. Review all fees, carrying costs, sale deadlines, and obligations if the departing home does not sell within the required period.
Your Choice, Your Decision
Participation is voluntary, and you may choose your lender, real estate professional, title provider, and other service providers. Provider-specific benefits may not be available elsewhere. Obtain written confirmation of your benefits and compare overall costs and terms before proceeding. All offerings are subject to eligibility, product qualifications, location, applicable law, availability, and written provider terms. Not all benefits can be combined.
