Mortgage Fee Savings
Participating lenders may offer eligible borrowers waivers or reductions of specified lender fees negotiated through Hero Advantage+™.
The lender will identify which fees are covered and the applicable product qualifications. Other mortgage fees, third-party charges, prepaid expenses, and closing costs may still apply. A fee waiver does not guarantee the lowest interest rate or lowest total loan cost.
Real Estate Commission Rebates and Closing Credits
Participating real estate brokerages may offer eligible clients a rebate from their commission or a credit toward allowable closing costs.
The offering brokerage determines the amount and conditions in its written agreement. Availability is subject to applicable state law, transaction requirements, and lender approval when required. Rebates and credits must be properly disclosed. AHHL does not receive a portion of your rebate or provide the rebate itself.
Down Payment Assistance and Grant Opportunities
Eligible first-time homebuyers may have access to down payment assistance, including grant opportunities, through participating providers. Funds may help cover a portion of the down payment and, where permitted, closing costs.
Qualifications may include household income, property location, purchase price, loan type, occupancy, homebuyer education, and the program’s definition of a first-time homebuyer.
Assistance may be a grant or a forgivable, deferred-payment, or repayable loan. Repayment or recapture conditions may apply. The provider will explain the type of assistance and its requirements in writing.
Assistance programs may also be available outside Hero Advantage+™. AHHL does not administer, approve, award, or fund assistance. Approval and funding are subject to program qualifications and availability.
Credit Education and Guidance
Participating providers may offer credit education, assessment, or guidance to help you understand your credit profile and mortgage readiness.
The provider will explain the scope of its services and any applicable costs. Credit-score increases, removal of accurate credit information, and mortgage approval are not guaranteed. AHHL does not provide credit repair or individual credit counseling.
Property Protection Benefits
Participating providers may offer eligible participants access to property protection services.
The provider’s written terms establish the type of protection, coverage limits, exclusions, duration, claims requirements, and any initial or renewal costs. AHHL does not issue coverage, provide legal representation, or administer claims.
Appraisal Assurance
Eligible transactions may qualify for a participating lender’s appraisal protection program.
Coverage requires satisfaction of the program’s qualifications and approval requirements. The lender will explain applicable limits, exclusions, costs, and how a qualifying appraisal shortfall would be handled. AHHL does not guarantee a property’s value or pay appraisal shortfalls.
All-Cash Financing
Participating lender programs may help qualified buyers submit offers supported by an all-cash purchase structure.
These programs require approval and may involve fees, deposits, deadlines, and additional conditions. Financing and any related purchase arrangements are provided by the participating provider. Mortgage loans are originated, closed, and funded by the participating lender, not AHHL.
Buy Before You Sell
Participating providers may offer programs that allow qualified homeowners to purchase their next home before selling their current home.
Eligibility may depend on equity, income, reserves, property requirements, and other product qualifications. Fees, carrying costs, and selling deadlines may apply. The provider will explain your obligations and the consequences if your current home does not sell within the required period.
Your Choice, Your Decision
You are free to select your lender, real estate professional, title provider, and other service providers. Benefits offered by a particular provider may not be available through another provider.
Before proceeding, obtain written confirmation of the benefits available to you, their costs, and their conditions. Compare the overall transaction costs and terms, rather than an individual benefit alone.
